SPREEWERK – New Office and Services Campus on the Spree River

SPREEWERK is a mixed-use office & services campus currently under development between the Spree River and Köpenicker Chaussee in the Rummelsburg area of Berlin’s Lichtenberg district.

 

Situated on a 3.2 hectare plot, the development project consists of several seven-storey buildings and two high-rises, having heights 60 and 90 meters and defining the skyline of the architectural ensemble. The project combines various uses: commercial office, hospitality & gastronomy, retail, research & development, and urban manufacturing.

 

The architecture of the SPREEWERK, is characterized by a well-balanced fusion of sustainable design and functionality. With 108,000 sq m of gross floor space, the project will offer a wide range of attractive workplaces in combination with space for creativity, innovation, and communication – an architectural highlight that will not only enrich the riverbank of the Spree, but also the Berlin skyline.

 

The complex is part of the City of Berlin’s Berlin-Spreeküste (“Berlin – Spree Coast”) development plan, which covers an area of 29.5 hectare and spans the districts of Lichtenberg and Treptow-Köpenick. It is bordered by the Spree River on the west, the Rummelsburg Canal to the north, the streets Köpenicker Chaussee and Rummelsburger Landstraße to the east, and the allotment garden colony Wilhelmstrand to the south. The total Berlin-Spreeküste encompasses more than 500,000 m² of gross floor area with a wide range of uses and includes the existing buildings around the ‘Funkhaus’ – a former GDR radio broadcasting station.

 

Archigon’s SPREEWERK development is based on the outcome of a design workshop and planning competition for the Spreeküste organised by Archigon in collaboration with the districts of Lichtenberg and Treptow-Köpenick and the Senatsverwaltung für Stadtentwicklung, Bauen und Wohnen (Senate Department for Urban Development, Building and Housing), which was held in January 2023. Out of seven competition entries, the jury awarded two first prizes of equal standing to the architecture and landscape planning teams of O&O Baukunst in collaboration with capattistaubach urbane landschaften and ENS Eckert Negwer Suselbeek in collaboration with Freiraumplanung Wolf. These two teams then worked together to draft the urban development concept for the Berlin-Spreeküste.

 

The project by O&O Baukunst blends seamlessly into the overall urban concept. The central public promenade creates a connection between the various buildings and the generous landscape park creates a link to the Spree area.
